In the living-room you can enjoy Television (CANAL + and CANAL SAT), DVD player, HIFI (radio, CD),games and books, in french and in english.
The kitchen is equiped with an oven (with child security), microwave, fridge/freezer, electric hob, cooker, dishwasher, iron and ironing board. The washing-machine is in the bathroom and beside the outside drying area, there is also a tumble dryer at disposal.
On the parking area, a ping-pong table, 4 bicycles and many out-door games are available.

, the gite, set in tranquil countryside, is however very close to a super-market (1,2 Km) and to Miramont-de-Guyenne (2,5 Km) with all essential shops.
Being the only gite of the property, it takes advantage of exceptional quietness and looks down upon the valley where sorghum, woods, spring-corn and sunflowers take turns according to the seasons.
Modern and built with ecological materials, the gite remains cool in summer and an underfloor geothermal heating system provides comfort in winter and hot water all year round.
Besides the swimming pool (private), you can practice golf (we can lend you clubs) in one of the most prestigious golf clubs (Golf des Vigiers at 20 KM) or more friendly and informal (Golf de Barthe at 15 KM), but also air sports (3 KM), flights by hot air balloon (Duras), fishing (3 KM), horse riding (9 KM), tennis (3 Km), canoeing (5KM), not forgeting excursions on foot and by bicycle.
The living-room opens onto the terrace with views across the private fenced garden, the swimming pool and the open countryside beyond by large patio doors (3 m 60).
It includes:a 3 seater sofa (useful for one night visitors), a library, a little table, and two armchairs in the lounge and a table (can be set for 4 to 6), 4 chairs and 2 extra seats in the dining area.
One bedroom is on the ground floor and one on the first floor. Each one can be provided with a double bed (1 X 200 X 160) or twinbeds (2 X 200 X 80) as required, a large cupboard and a desk complete the furniture. Blankets, duvets
and pillows are provided, bed-sheets can be hired on demand. Everything for one baby (cot, chair, baby bath) is available.
The kitchen opens on the living-room and is fully fitted.
The bathrooms are both equiped with an hairdryer a shower, basin, toilet and radiant towel drier. One is on the ground floor and one is on the first floor
The private fenced garden (300 M2) is equiped with a barbecue and a complete set of garden furniture (table, chairs, parasol, loungers).
Only shared with the owners , the swimming pool ( 10 X 5 M and 1 to 2 M deep ) is equipped with roman stairs, alarm, lights, sun beds and parasols.
